We phase the install, post notices in advance, and keep the parkade usable throughout. Most strata gate replacements take a day on site — two if we're working around off-hours access rules. We coordinate with your property manager and your council, not just the day-of tech.

Frequently Asked Questions (FAQs)
Why are open-picket parkade gates so popular in Metro Vancouver?
Open-picket gate provide security while still allowing airflow into the parkade. Our climate rewards well-ventilated parking spaces, and we don't get the cold winters that would call for sealed and insulated doors.
Why are overhead parkade gates usually aluminum?
Aluminum is strong enough to provide security, while being light enough to go up and down all day without putting too much stress on the hardware. Steel or wood can work for doors that open and close only occasionally, but could be dangerous in a high-cycle opening.
How can I fit an overhead parkade gate if I don't have much headroom?
There are special track configurations that can help if you don't have a lot of headroom: low-headroom double track, or relocating the springs. You wouldn't select those options if you had lots of headroom, but in a pinch, we can make it work.
Can anyone test and service the fire door in my recycling / garbage room?
Overhead fire doors need to be tested and serviced by a "qualified person", which usually means a certified fire door technician. And any replacement parts must come from the OEM (Original Equipment Manufacturer). There are a number of rules and pitfalls; a certified technician knows how to navigate those rules.
